West Point feels different from the rest of Davis County. Drive north from Clinton or west from Clearfield and the subdivisions start spacing out, the lots get bigger, and you’ll still see horses grazing next to new construction. This is a city in transition — rural properties subdividing into residential lots, agricultural ground becoming neighborhoods, and infrastructure catching up to growth. The excavation work reflects that transition, mixing new subdivision site prep with rural property improvements, septic system work, and the unique challenges of building on land that’s been farmed for generations.
Digging in Former Farmland
A significant portion of West Point’s development is happening on land that was recently agricultural. While the soil type — Bonneville clay — is the same as the rest of the western Davis corridor, farmland brings its own excavation considerations that undeveloped or previously built land doesn’t have.
The biggest issue is the plow layer. Decades of agricultural use creates a compacted zone six to twelve inches below the surface that’s denser than the soil above or below it. This layer doesn’t provide uniform bearing for foundations and needs to be ripped out and recompacted, or over-excavated and replaced with engineered fill.
We also routinely encounter remnants of the agricultural past during excavation: buried irrigation pipe, old fence post foundations, abandoned well casings, and the occasional concrete remnant from a previous outbuilding. None of these are deal-breakers, but they need to be identified and removed or accommodated during the dig.
The Old Irrigation Network
West Point was crisscrossed with irrigation ditches and canal laterals that served the farms. As land develops, these ditches get rerouted or piped underground, but remnants of the old system can show up during excavation. Collapsed ditches create soft spots in the soil that won’t support foundations. We probe for these during site prep and address them before the foundation goes in.
Water Table: The Constant Factor
West Point’s water table is shallow throughout the city and especially problematic on the western side near the Great Salt Lake. During spring when snowmelt recharges the ground and the lake level rises, the water table can sit at two feet below grade in low-lying areas.
For excavation, this means dewatering is a standard part of many West Point projects. We set up sump pumps to keep the hole dry during foundation work and install permanent perimeter drain tile to manage groundwater for the life of the structure. Builders working in western West Point typically specify slab-on-grade or crawlspace foundations specifically because a full basement would sit in the water table for months each year.
Septic Systems on Large Lots
West Point’s rural heritage means many properties are still on septic systems. As the city extends municipal sewer service, some properties connect to the new mains, but others remain on septic — especially the larger lots that aren’t part of new subdivisions.

West Point’s clay doesn’t perc as fast as sandier soils, which often means larger drain fields or engineered system designs.

West Point is entirely flat Bonneville clay — no rock, no gravel layers, just deep clay and silt deposits. The water table is among the shallowest in Davis County due to the proximity to the Great Salt Lake and the low elevation.
