South Jordan’s story over the past two decades has been one of rapid transformation. What was once the agricultural fringe of the Salt Lake Valley is now a city of 80,000 with one of Utah’s most ambitious master-planned communities, a TRAX extension, and residential development pushing steadily toward the Oquirrh Mountains. Daybreak: Building on Engineered Ground

Daybreak is the development that put South Jordan on the map for many Salt Lake County residents. This master-planned community on the former Kennecott land occupies thousands of acres of previously mined and reclaimed terrain on the western side of the city.

What makes Daybreak unique from an excavation standpoint is the mass grading. Before individual lots were sold, the entire development footprint was graded to plan, with engineered fill placed and compacted to create building pads at specified elevations. This means individual lot excavation in Daybreak is often more predictable than digging in native soil — you know what you’re getting into because it was placed there intentionally.

That said, engineered fill has its own characteristics. Compaction specifications may differ from native soil, and the fill material composition varies across the development. We follow the project geotechnical guidelines for each Daybreak lot we work on and ensure our excavation and backfill procedures meet the development’s standards.

Infrastructure in Daybreak

Daybreak’s infrastructure — water, sewer, storm drain, streets — was built as part of the master plan. Individual lot connections to these systems follow the development’s specifications. East Side and the Jordan River Corridor

South Jordan’s eastern side along Redwood Road and the streets approaching the Jordan River has older development and different soil. This is valley floor terrain — Bonneville clay and river alluvium with a water table influenced by the Jordan River system.

Custom home lots on the foothill slopes offer dramatic views of the Salt Lake Valley and the Wasatch Range, but the terrain demands serious site preparation.

The soil transitions from the valley floor to Oquirrh alluvial fan deposits — gravel, sand, cobble, and rocky material washed down from the mountains. Caliche layers appear at varying depths, creating hardpan zones that need breaking. Upper lots hit rock and require hammering.

This material is coarser and better-drained than the valley floor clay but may contain caliche layers that resist digging and impede drainage. Upper foothill lots can hit rock at shallow depths.
