Midvale is a city in transformation. The old smelter town that spent decades defined by its industrial past has become a redevelopment target, with the I-15/I-215 interchange location and TRAX access attracting the kind of investment that requires tearing down old buildings and preparing the ground for new ones. At the same time, the residential neighborhoods that have been here for decades need the maintenance excavation that comes with age. AccuRite Excavation handles both the demolition-driven commercial work and the residential infrastructure work that keep Midvale moving forward.
Bingham Junction and Union Park Redevelopment
The areas around the I-15/I-215 interchange have been Midvale’s primary redevelopment zones. Former commercial and light industrial properties are being cleared for mixed-use development, residential projects, and commercial buildings that take advantage of the freeway access and nearby TRAX stations.
This redevelopment generates a specific excavation sequence:
- Demolition — removing existing structures, foundations, and site improvements
- Site clearing — hauling debris, removing old utilities, cleaning the site to subgrade
- Environmental coordination — if the site has industrial history, environmental assessment and potential remediation
- Mass grading — establishing finished grade elevations for the new development
- Utility installation — trenching for new water, sewer, storm drain, and other utility connections
- Foundation excavation — digging for the new building foundations
We handle steps 1, 2, 4, 5, and 6 directly and coordinate with environmental professionals for step 3 when it’s required. This complete site preparation capability makes us a good fit for Midvale’s redevelopment projects.
The Smelter Legacy
Midvale’s mining and smelting history has left a soil legacy that affects excavation in certain areas. The former Sharon Steel Superfund site and surrounding areas went through EPA-supervised cleanup, and the remediated land now has engineered fill and cap systems that must be respected during any future excavation.
Properties near the former smelter areas should have environmental records checked before excavation begins. In most cases, the residential neighborhoods away from the former industrial zone are unaffected, but due diligence is important in Midvale. We flag potential environmental history during project planning and recommend environmental assessment when the property location warrants it.
Residential Neighborhoods
Midvale’s residential areas include neighborhoods along 7200 South, 7800 South, and the streets between State Street and the Jordan River. Most homes date from the 1960s through the 1990s, built on Bonneville clay that has been the enemy of foundations everywhere in the valley.
Foundation Issues
The symptoms are familiar: cracked basement walls, sticking doors, uneven floors, moisture intrusion. Bonneville clay has been working against these foundations through decades of wet-dry cycles. When repair is needed, we excavate around the foundation to expose the footing for waterproofing, reinforcement, or underpinning.
Midvale’s residential excavation work is predominantly repair and replacement rather than new construction on the east side. Foundation repair, utility replacement, and drainage improvement keep our crews busy in these established neighborhoods.
Utility Replacement
Original utilities in Midvale’s older neighborhoods are aging out. We replace sewer laterals, water service lines, and storm drain connections throughout the residential areas. The clay soil requires proper bedding material for pipe support — native Bonneville clay doesn’t hold pipes stable without sand or gravel bedding beneath them.
Big Cottonwood Creek Corridor
Big Cottonwood Creek runs through the eastern side of Midvale, adding alluvial gravel and sand to the otherwise uniform clay near its banks. Properties near the creek have slightly different soil conditions and an elevated water table during spring runoff.
The creek corridor also carries flood zone designations on some properties, which affects permitting and foundation requirements. We account for creek proximity in our project planning for nearby properties.
7200 South and State Street Corridors
Midvale’s commercial corridors along 7200 South and State Street have seen redevelopment activity as the city works to update its commercial base. Commercial site preparation, including demolition of older structures, grading, and utility work, supports this renewal.
These corridors carry heavy traffic, and excavation along them requires traffic management planning and coordination with UDOT for state routes. We plan work staging to maintain traffic flow and access to adjacent businesses.
Serving Midvale and the Central Valley
Midvale sits between Murray to the north, Sandy to the south, and West Jordan to the west. We work throughout the central Salt Lake Valley and understand the consistent clay conditions that connect these communities. Call (801) 814-6975 for a free estimate on your Midvale project.
Soil Conditions in Midvale
Midvale sits on the Salt Lake Valley floor with deep Bonneville clay and silt deposits. The soil is uniformly clay-heavy on the west side near the Jordan River, with some alluvial influence from Big Cottonwood Creek on the eastern side. The water table is moderate, rising near the Jordan River and creek corridors. Some areas near the former smelter sites have been remediated and may have engineered fill over native soil. The clay is moisture-reactive and poorly draining, consistent with the rest of the central valley.
Permits & Regulations
Midvale City handles building and excavation permits through its Building Department. Standard permits are required for foundation work, demolition, utility trenching, and grading. The city has been processing a high volume of redevelopment permits as older commercial and industrial properties transition to new uses. Projects in the Bingham Junction area may have specific development standards. We coordinate permits and inspections for every Midvale project.
